In Georgia, Notices of Commencement ("NOC") are filed by the owner of the project or the general contractor within 15 days of the start of the project; filing a NOC requires that third-tier suppliers and sub-subcontractors must provide the owner and the GC a written notice that they are working on or supplying to the project. This enables owners and general contractors to track who is working, obtain proper lien waivers, and limit those who can file lien or bond cliams.
Please note that a metes-and-bound legal description of the real estate where the project is located must be included with all NOCs on private projects (they are not required on public works projects). We offer you the option to provide the legal description yourself or, for an additional charge, we will locate it.
